Following a period of consultation and engagement with tenants, the Board of Valleys to Coast has made a decision to begin the process of closing Dinam Close, Nantymoel, as a provision of older person accommodation.

Discussions will now take place with Bridgend County Borough Council and other partners, including Welsh Government, to explore options for redeveloping the site to provide new social housing in line with local demand.

Any redevelopment would be subject to funding, site investigations and planning, as well as engagement with the local community.

Current tenants of Dinam Close will be fully supported to find suitable alternative accommodation – we will explore all options including conversations with other housing associations to support those who wish to continue to live in, or close to Nantymoel.

We will take the time necessary to ensure everyone is well supported throughout the process, and tenants have been reassured that nothing will happen overnight.

Tenants will also be supported financially to compensate for the loss of their current home, and to support them to move and settle into another home.

Further detailed information is being shared individually with tenants.

Q: Why was this decision made when there is strong local feeling about the need to keep this type of accommodation in the community?

This decision was made after detailed consideration of information and evidence about the building, local housing needs, and feedback from our customers.

We are committed to continue providing quality affordable housing in Nantymoel and are seeking to work with Bridgend County Borough Council and other partners to explore options for housing at the Dinam Close site. Any redevelopment would be subject to funding, site investigations, planning and consultation with the local community.

Q: What will happen to tenants at Dinam Close, does this mean they will be made homeless?

We are working closely with Dinam Close customers to ensure they are well supported throughout this process. As well as financial support, we will work with individuals to find suitable alternative accommodation including exploring local options for those who wish to continue to live in, or close to Nantymoel. Further detailed information is being shared individually with tenants.

We will take the time necessary to ensure everyone is well supported throughout the process, and tenants have been reassured that nothing will happen overnight.

Q: What consultation took place with tenants/the community?

Our Executive Team visited Dinam Close to speak directly with tenants to let them know that considerations were taking place. Our community engagement team also visited customers to record digital stories which were listened to by our Board as part of their decision-making. It was these powerful stories that led to their commitment to continue providing quality social housing in Nantymoel.

Q: What date will Dinam Close close?

No date has been set, and we have been clear in our communication with customers that nothing will happen overnight. Everyone will be fully supported to find suitable alternative accommodation. We will take the time needed to get things right.

Q: Why was Dinam Close allowed to operate with so many empty flats? Was this closure planned?

Flats at Dinam Close have always been allocated as per Bridgend County Borough Council’s social housing allocation policy.

Dinam Close has been operating with capacity for some time as there is historically low demand for this type of accommodation in this area.

When our strategic review identified the investment needed to bring the building up to standard, and we became aware that we might not be able to meet the required investment, we decided not to let any further flats as we didn’t feel it was right given that we were unsure of its future.

Q: Whilst Dinam Close remains open, will you continue to invest in repairs and maintenance?

Yes, whilst we have customers living at Dinam Close we will continue providing essential repairs and maintenance as normal.
